I hold the Accredited Buyer's Representative designation, which is advanced training in representing buyers specifically. In practice it looks like this.

We talk through your timeline, budget, and what the house has to do for you. If you haven't spoken to a lender yet, I'll introduce you to ones my clients have closed with.
A shortlist, not a firehose
I watch the MLS for you and send only the homes that fit, with my honest read on each: what I'd check, what I'd ask, and what it's likely to take to win it.
Tours on your schedule
In person, or by live video if you're not in Lawton yet. I walk the roofline, open the cabinets, and show you the parts listing photos leave out.
An offer built to hold up
Price, terms, and contingencies set with the inspection and appraisal in mind, so the deal you sign is the deal that closes.
Hands-on through closing
Inspections, repairs, appraisal, title: I stay on every piece and keep you updated, so nothing surprises you at the closing table.

Before you start
Do I pay you to help me buy a home?
We'll go over how I'm paid, in writing, before you tour a single home. Agent compensation is negotiable and can be handled a few different ways, including asking the seller to cover it as part of your offer. You'll know exactly what to expect before you commit to anything.
I'm not in Lawton yet. Can I buy a home from another state?
Yes, and many of my military clients do. I tour homes on live video, send recorded walkthroughs you can share with your spouse, and coordinate inspections on your behalf. Most of the paperwork can be signed electronically; your lender and title company will tell you what your closing requires.
How do I find out what my home is worth?
Tell me the address and a little about the home, and I'll prepare a market analysis from recent sales nearby. It's free and there's no obligation to list. Online estimates can't see a home's condition or updates, which is why I do it by hand.
Which areas do you cover?
Lawton and the towns around Fort Sill: Cache, Elgin, Geronimo, Medicine Park, and the rest of Comanche County. If you're looking a little farther out, ask. I'll tell you honestly whether I'm the right fit or point you to someone who is.
