Selling because of a PCS
A move on a military timeline has its own pressures: a fixed report date, a house to sell from a distance, and the question of whether to rent it out instead. I'll show you both sets of numbers so you can decide.
How do you decide on a list price?
From recent sales of similar homes nearby, adjusted for condition, updates, and what's competing with you right now. I'll show you the comparable sales and explain the range, then we choose the price together.
What should I fix before listing?
Usually less than you think. I'll walk the house with you and sort the list into what will come up on an inspection, what buyers will notice, and what you can leave alone.
How long will it take to sell?
It depends on price, condition, and the season. When we meet I'll show you how long comparable homes have recently taken, from the MLS, so the estimate is based on your neighborhood and not a national average.
What does it cost to sell?
Commission, closing costs, and any repairs or concessions you agree to. Before you sign anything I'll give you a written estimate of your net proceeds at a few different sale prices.
